North Avenue Market is a three-level historic building currently undergoing a substantial rehabilitation in accordance with historic preservation guidelines. Once complete, the building will offer a mix of retail, food, cultural, office, and community-oriented spaces designed to support Baltimore's creative economy.
Originally constructed in 1928, the building retains many of its historic architectural features, including a second floor that once housed a duckpin bowling alley. The redevelopment balances preservation of the building's character with modern infrastructure, accessibility improvements, and flexible commercial spaces for a wide range of operators.

While North Avenue Market does not have dedicated tenant parking, tenants and their customers will have access to a shared surface parking lot located directly across Charles Street. Additional on-street parking is available throughout the surrounding neighborhood.
The property is also highly accessible by public transit, with direct access to MTA bus routes, the Light Rail, Metro Subway, Charm City Circulator, and Penn Station's MARC and Amtrak service.
Development Timeline
North Avenue Market will be delivered in two phases, allowing tenants to begin activating the project while additional spaces are completed.
Phase 1 (Late 2027): Ground Floor Activation
Completion of the building exterior and activation of approximately 42,000 gross square feet on the ground floor, with tenant occupancy beginning as spaces are delivered.Phase 2 (Anticipated Q4 2028–Q2 2029): Expansion
Activation of approximately 14,700 square feet on the second floor and 38,500 square feet on the lower level, creating additional opportunities for retail, cultural, creative, and community-focused tenants.
Leasing & Occupancy
North Avenue Market offers a range of lease structures designed to support retail, food and beverage, creative, and arts-focused operators. Lease terms, rental rates, and occupancy costs vary based on the size, location, and buildout requirements of each space. Current plans for the main level show tenant spaces ranging in size between 275 and 8,600 square feet, with an average of 2,000 square feet per tenant space, with 1o of those spaces under 1,000 square feet.
Most leases will be “NNN,” meaning tenants will be responsible for a proportionate share of building operating expenses, which may include property taxes, insurance, building systems maintenance, security, common area upkeep, management, and marketing services. Smaller tenant spaces with non-F&B tenants will have gross or modified-gross (tenant pay for utilities) leases.
Space Delivery
Spaces are delivered in varying conditions depending on location within the building and intended use. All spaces include core building infrastructure, utility connections, completion of common areas, and the building’s exterior. Some larger spaces will have a “cold dark shell” delivery condition requiring more extensive tenant improvements whereas some spaces will be delivered in a “white box” condition that is mostly ready for tenant occupancy. Specific delivery conditions will be discussed during the leasing process.

Qualified tenants may be eligible for tenant improvement assistance and pre-construction planning support. Buildout packages, allowances, and design assistance are tailored to the needs of each space and business concept.
